As a Leasing Specialist for Waypoint Homes, you'll market our homes and strive for high occupancy of satisfied residents. Specifically, the successful candidate will be the local area expert of a specific geographical territory, familiar with the local metro area and its surrounding cities. We're looking for people who are self-motivated, energetic, goal oriented, and able to self-generate leads as well as follow up on leads provided by our Inside Sales team. Applicable experience may include mortgage banking, short-sale agents, Section 8 housing, multi-family leasing and commercial leasing.


Responsibilities





  • Completes a minimum of 15 property shows per week



  • Achieves a minimum of 12 net leases per month



  • Fulfills quarterly company customer service metric on prospect surveys



  • Markets lease products and supporting credit programs by developing relationships with brokers, circulating marketing materials, and finding strategies that promote the rental home inventory



  • Negotiates and explains terms of the lease and supporting addenda, schedules lease signing appointments, describes the documentation during the new resident orientation which includes a walk-through of the home with the new resident



  • Delivers an accurate, fully completed resident lease file and appropriate move-in funds to property management



  • Conducts diligent and accurate follow up on all leads within the expected timeline, including daily "Live Transfer" calls from Inside Sales departments in order to support urgent requests for property showings



  • Schedules property showing appointments with all opportunities in the pipeline and effectively manages opportunity stages within in the pipeline




Qualifications





  • Ability to work in a fast-paced environment



  • Strong written and verbal communication skills



  • Strong consultative sales and negotiation skills



  • Familiarity with CRM software such as Salesforce.com



  • Aptitude with computers, MS Office and internet; ability to conduct business via iPad and PDA



  • Must be comfortable with a mobile office and communicating with a diverse range of people and personalities




Minimum Requirements





  • Must have experience in sales; real estate or property management leasing experience is preferred



  • Florida Real Estate license is required



  • High School Diploma or GED equivalent



  • Available to work weekends and evenings
