JOB PURPOSE
Based on approved plans, direct operation as asset manager of assigned properties and or portfolios, including administrative, financial, and maintenance services. Coordinate selection of the vendor with building owner if required; establish goals and objectives of the owner; assist in preparation of the budget and business plan with final review responsibility; responsible for monthly, quarterly, annual and other reporting to the owner and its partners, as requested. Oversee leasing of assigned properties, including negotiating leases, networking with brokers, space planning, documentation, and coordination with legal department.
ESSENTIAL DUTIES:
ASSET MANAGEMENT
- Oversee the operation and performance of assets within a portfolio. Coordinate the preparation and presentation of the property budget/business plan to include financial analysis, marketing, forecasting, positioning and recommendations. Follow through with implementation of the plan. Review monthly/quarterly reports and reports to senior management critical issues related to the asset. Coordinate with leasing director on setting lease parameters for each asset. Approve lease transactions and insures they are within parameters. Approve lease package for all assigned assets including lease document, commission invoices, lease analysis, credit underwriting, space plan, etc.

- Supervise and review performance of staff, including property manager and leasing agent. Compile and budget capital allocations as required for approval. Administer the management agreement with property management company and may include developing a transition plan for the management of new assets as required, and implementation of the plan.
- Supervise the annual budget process with third party managers, investment partners and internal analyst resources.
LEASING
- Oversee leasing and marketing plan for assigned buildings to include lease up projections, estimated tenant improvement costs, marketing methods and associated budget, and prospect plans, etc. Revise Leasing Policies and Procedures as determined by ownership for distribution to property leasing personnel. Administer the Exclusive Leasing Agreement with selected leasing team.
- Supervise and coordinate the negotiation of leases. Approve lease transactions within parameters. Present and obtain senior management approval for transactions outside of parameters.

ANALYSIS
- Review, analyze and prepare detailed financial analyses of existing portfolio assets and property specific lease transactions including, but not limited to, preparation of multi-year cash flow projections scenarios, lease analysis models, financial return analysis, etc. utilizing Realco approved software.
- As needed, on assigned assets, assist the Analysts with financial analysis and reporting duties. Assist in the preparation and review of annual asset management plans.
- Monitor and review property level valuations on assigned assets each quarter. Assist, as needed, the analysts in preparing of the quarterly investor reports. As required, assist analysts in the planning and preparation of presentations and reports for various investment entities on assigned assets.

Education:
- Bachelor's degree in Finance or Real Estate
- MBA preferred
Experience:
- 4+ yrs. of Commercial Real Estate experience
- Must be highly proficient in Excel
- Argus experience preferred
