Apartment/Community Manager


Specific Job Responsibilities:


Full Time, Onsite Property Manager for 69 units in Livermore, beautiful garden community in desirable neighborhood. Private owner.


Handle collections, delinquencies, and evictions: Distribute Tenant Ledgers for upcoming billing months, accept rental payments and ensure receipts are accurately recorded in OneSite, make timely deposits, communicate with tenants on billing issues and concerns, serve and follow through on all legal notices ensuring compliance with landlord/tenant laws. Actions include 3-30-60 day notices, lease violations, rent increases, lease renewals, and evictions. Laundry room and common area cleaning, maintaining immaculate curb appeal and supervising landscape vendors. Work independently and report and coordinate property needs with owner.


Work Orders: You are required to be available for on-call emergency work orders or repairs.Listen to tenants' requests and issues; diffuse and respond to customer concerns to avoid escalation of any problems, quickly schedule work orders with maintenance staff; order maintenance materials, follow up with tenants and vendors in a timely manner regarding maintenance requests.


Prospects and New Tenants: Present a professional image for the first impression of prospective residents, greet prospects and tour the facilities with them; follow-up on leads, be assertive and possess the ability to close a sale, record all telephone and in-person visits and track sales traffic, follow company procedures from the application process, screening, tenant selection and approval through execution of the lease and the move-in inspection. Handle all aspects of the move-in process.


Vacating Tenants: Upon notice of a move-out, perform the walk-through with the Tenant, and complete the Move--in/Move--out property condition checklist and note any property damage issues, list costs to be deducted from deposits, determine amount, if any, of deposit refund in a timely manner.


Ordering Supplies & Scheduling Work: Upon move-out, inspect vacant units and determine work needed to make vacant units rent-ready, order supplies, appliances, paint and all other materials to perform the turn-over work, schedule delivery of refrigerators, stoves, etc., installation of carpet/vinyl .


Candidate must be proficient in MS Word and Execl. OneSite experience a plus, but not necessary.


This position offers a competitive salary based on experience, includes an updated 2 bedroom cottage with large yard & paid utilities.


Qualifications


Minimum 3 years Property Management experience.
